Overview
A new community in Leicestershire has taken a step forward after national property business Godwin Developments completed the sale of land for up to 50 family homes to social enterprise Places for People with support from our teams.
Outline planning permission was secured by Godwin for the scheme last year, which occupies a prime gateway location along the primary arterial route into Shepshed. Once complete, residents will enjoy seamless access to an array of amenities, including primary and secondary schools, retail outlets, recreational facilities and local employment.
The development is strategically positioned just over half a mile from junction 23 of the M1 and three miles from Loughborough, the principal settlement in the Borough of Charnwood.
What did Shakespeare Martineau have to say?
Ben Darlow, who acted for Godwin Developments on the transaction, said: “We are delighted to have supported another excellent transaction in our longstanding and ongoing relationship with Godwin.
“The scheme will transform a vacant site into a brand-new community, supporting Shepshed’s growing demand for much-needed housing. The transaction is testament to Godwin and Places for People’s shared commitment to elevating local communities through thoughtful, sustainable, and impactful development initiatives.”
Places for People, renowned for its commitment to fostering sustainable communities, has set its sights on delivering a collection of two-, three-, and four-bedroom properties through meticulous design, adhering to high energy efficiency standards.
Bolstered by an ambitious long-term growth programme, the social enterprise aims to introduce more than 18,000 homes across the UK within the next five years. These residences are projected to become available in 2024, offering options for affordable rent and opportunities to participate in the government-backed Shared Ownership scheme.
What did Goodwin Developments have to say?
Stuart Pratt, founder and board director at Godwin Developments, said: “We are really thrilled Places for People will now be the custodian of this scheme, taking it forward through to the delivery and operation of new affordable and environmentally-efficient homes for local people.
“Godwin has deep expertise in identifying the right sites and getting them through planning and Shepshed is a great example of this skill in action. The transaction will enable us to focus our efforts on other development projects across the country where we continue to seek residential, commercial, and industrial opportunities that match our strategy.”
