There are a number of documents you’ll need if you’re planning to sell your house:

- Find out how much your home is worth (we recommend inviting three estate agents to come and value your property before deciding on a selling price, or who you want to list your home with).
- Put your house on the market.
- Prepare for viewings from potential buyers.
- Accept an offer.
- Find and instruct a solicitor/residential conveyancer once you’ve accepted an offer, who will then begin drafting the contracts.
- Your buyer’s solicitor will begin property searches.
- Once all the searches have been carried out and everyone is happy, you and your buyer will each sign your contracts and agree a moving date.
- Exchange of contracts.
The length of time for the sale of a house to go through will vary depending on each specific situation, e.g. whether there are multiple properties in the chain, or complex legal issues involved, etc. However, the average time from accepting an offer to completion is around 8-12 weeks.
You should receive your money once the sale of your house has completed, i.e. once the legal ownership has transferred to the buyer. This is usually the same day (or within 24 hours) assuming all final legal checks have been made and the buyer used a bank transfer for the funds. If a cheque was used to purchase the property (which is not common practice these days), then the money from the sale of the property will only be transferred to you once those funds have been cleared.
As well as giving you an expert view on the value of your home (i.e. how much you can realistically look to sell it for), an estate agent will also market your property by taking professional photos, creating detailed floor plans and drafting the write-up of your home that will be used in their marketing collateral. They will also coordinate and conduct viewings for potential buyers and manage negotiations if someone wishes to put in an offer for your home. Once you’ve accepted an offer they will also be on hand to ensure the sale of the property progresses smoothly.

Ensure the property is clean and tidy – First impressions count, so it is worth having a spring-clean to ensure your home is in the best condition for any marketing photos and viewings. Curb-appeal is so important for many buyers, so ensure the driveway is tidy and the windows and front door are clean.

Carry out any essential repairs – Obviously you don’t want to spend additional money just for the sake of it, but quick and cheap wins can make a huge difference. For example, check and replace any broken lightbulbs or switches, tighten any loose cupboard handles or drawers, or apply a fresh coat of paint to grubby walls.

Declutter - Prospective buyers will want to visualise where their own furniture and belongings will go, and they may find it harder to do this if rooms look cluttered or are full of furniture (this can also make rooms appear smaller too).
