Farmland is among areas, including public and community buildings, often used for siting mobile phone masts and will be vital for broadening access to mobile service networks across the country, as well as establishing the superfast 5G network.

But the new Telecoms Code that was introduced at the end of 2017 – which intended to provide a framework for telecoms operators and landowners - is being blamed for shifting the balance of power into the hands of telecoms operators and most importantly reducing the amounts landowners can charge for hosting masts on their land.

In this webinar Justine Ball, Partner at Shakespeare Martineau and Andrew Cheesbrough and Thomas Parrish, Telecoms Surveyors at Arc Partners discussed the main issues landowners should know about telecoms masts on their land including:

  • Reflections on the current market trends

  • Reviewing rent review provisions and looking at whether an uplift is due now and how much a landowner could receive - what are the potential gains

  • What to do when you are approached by an operator to renew your lease – what are the pitfalls and things to avoid

  • What to do when you are approached to share or upgrade equipment with other telecoms operators – will you get paid for this
