Costa Coffee and global restaurant brand Wendy’s have signed up to Godwin Developments’ roadside retail site Ram Jam Services – following support from full-service law firm Shakespeare Martineau.
Wendy’s franchisee Blank Table Ltd has secured a unit measuring 3,305 sq ft at the A1 development. Similarly, Costa Coffee has also signed up for a 1,788 sq ft unit.
These agreements come after Loungers, a new all-day café-bar and restaurant operator, leased a 4,500 sq ft unit for its latest Brightside concept from Godwin Developments.
Ben Darlow, legal director at Shakespeare Martineau, who acted for Godwin Developments on the transaction, said: “We have worked with Godwin throughout the entire project – from the initial purchase to this late stage – so we are delighted to have supported more excellent transactions in our longstanding and ongoing relationship with Godwin.
“This roadside scheme will transform an unused site and bring a number of jobs to the area. We are pleased to be involved in redeveloping and providing amenity and employment opportunities for the local community, and we look forward to seeing work start on site later this year.”
Located adjacent to a well-established petrol station and a newly-built bakery, Ram Jam Services is situated on the primary route connecting Peterborough and Grantham. The site is conveniently located near Rutland Water, which is one of the largest man-made lakes in Europe and can be reached within a 15-minute drive.
This roadside development will see around 41,500 passing vehicles daily, as well as residents of the local area. The area and wider county attract nearly 1.9 million visitors every year.
Following the lettings to Loungers, Costa Coffee and Wendy’s, there is only one 754 sq ft unit remaining on the site.

Construction of the scheme is expected to commence in quarter three of 2023.
