Residential Development Team Advises Rainier Developments on Sale of Strategic Land Site to Bellway Homes 

Our residential development team advised Rainier Developments on the promotion and subsequent sale of a strategic land site in Bromham, Bedfordshire, to Bellway Homes – unlocking the delivery of a significant new residential-led community.

The 42-acre site, located south of Northampton Road and east of the A428, has outline planning permission in place and will deliver up to 315 new homes, including 30% affordable housing. The development will also provide land for a new GP surgery, alongside significant contributions towards local infrastructure, including education, transport and health services.

The transaction marks the culmination of Rainier Developments’ successful promotion of the site and demonstrates the importance of collaboration between landowners, promoters, housebuilders and professional advisers in bringing forward sustainable development.

The sale represents the first transaction between Bellway and Rainier Developments and will now enable Bellway to progress its detailed reserved matters application, with construction expected to begin next spring, subject to planning approval.

The development will include new open spaces, play areas, cycle and pedestrian links, and retained and enhanced landscaping – helping to establish a sustainable new neighbourhood for existing and future residents.
